Frequently Asked Questions

All applications are processed in compliance within federal Fair Housing guidelines. We review your income, credit report (not just your score) as well as rental references and perform a criminal background check. 

While we do look at your credit report as a whole, most scores under 550 will be denied.

• An eviction within the last 5 years will cause an immediate denial. 
• Unpaid utilities in the last 3 years will cause an immediate denial.
•  Any background report involving violence, sex offenses, crimes against children or the elderly,  and/or felony drug charges will automatically be denied. 

For those with no established credit, we ask for 6-12 months of payment history from one of the following:

• Cell Phone Provider
• Car Insurance
• TV/Internet Provider

We also will accept a Co-signer who's income is 4x the marketed rent and meets our other standard rental requirements. 

On average, the security deposit is 1.5x the monthly rent. There are times where an additional deposit may be required.  

Rents are due on the 1st day of the month. We do give a 4 day grace-period before late fees apply. Rent payments can be made online via your Tenant Portal.

We absolutely love and adore our furry friends. We welcome all domestic animals. There are breed and weight restrictions. There is a 2 pet per household limit. 

Registered Service Animals are not subjected to pet deposits or fees per the ADA. 

We do not allow exotic or farm animals.
